Ours starts with a full pressure wash to remove dirt, mildew, and chalking. We scrape all loose and peeling paint, sand and feather the edges, spot-prime every inch of bare wood and metal with the right primer, and caulk the gaps around windows, doors, and trim where water gets in. Only then do the finish coats go on, and only in the right conditions: 50 degrees Fahrenheit and rising, dry surfaces, and a dry weather window ahead. We will not coat wet wood to hit a schedule.

Pressure Wash
The entire surface is washed to remove dirt, mildew, and chalked paint. Paint will not bond to a dirty surface, so this is never optional.

Scrape & Sand
All loose and peeling paint scraped to a sound edge, then sanded and feathered so old edges don't show through the new coats.

Prime Bare Surfaces
Every area of bare wood and metal gets spot-primed with the correct exterior primer. This is the layer that keeps the finish from letting go.

Caulk & Seal
Gaps around windows, doors, trim, and joints are caulked with a quality exterior sealant to keep water out of the wall assembly.

Two Finish Coats
Benjamin Moore Aura Exterior or an equivalent premium coating, applied at 50 degrees and rising with a dry window ahead. Rail-to-rail coverage, no thin spots.

Roughly April through October. We need surface temperatures of 50 degrees Fahrenheit and rising and a dry stretch of weather. If rain moves in, we pause and tell you immediately rather than paint over damp wood.
