What does trim and rot repair cost in NJ?

Paint over rot fails in a season. Here is what fixing it right actually costs, and why it belongs in the painting quote.

Every exterior repaint in New Jersey finds some rot. Window sills, fascia, porch posts, and trim take the weather so your siding does not, and by the time paint is peeling, some of the wood behind it is usually soft. The question is never whether to fix it. It is whether your painter can, or whether you are about to manage two contractors pointing at each other.

The short answer for New Jersey in 2026

  • Trim or corner board section replaced: roughly $200 to $600 per section
  • Window sill repair or replacement: roughly $300 to $900 per window depending on construction
  • Fascia and soffit repair: roughly $400 to $1,200 per run, more if gutter work is involved
  • Porch post or rail repair: roughly $500 to $1,500 depending on structure
  • Interior finish carpentry (crown, casing, wainscoting): typically quoted by the room, from a few hundred dollars for repairs to a few thousand for new installation

Ranges are wide because rot hides. A soft sill can be surface damage or the visible corner of a bigger moisture problem. That is exactly why this work should be scoped in writing before the painting starts, not discovered halfway through it.

What actually drives the price

How far the rot traveled. Caught early, a sill gets a dutchman repair or epoxy consolidation. Caught late, the sill, the trim around it, and sometimes the sheathing behind it need replacement.

Material choice. We replace chronically wet locations with cellular PVC or properly primed hardwood rather than raw pine, because replacing the same board twice is the real waste of money.

Matching original profiles. Older homes in towns like Bernardsville, Mendham, and Ridgewood carry trim profiles that are not on a shelf at the supply house. Matching them takes real carpentry, and it is the difference between a repair you can find and one you cannot.

Red flags in repair quotes

  • "We'll caulk and paint it, it'll be fine." Paint over rot fails within one or two seasons and takes the surrounding finish with it.
  • No repair line in an exterior painting quote. Either they did not look, or you will meet a change order later.
  • Raw pine into a known-wet location. The cheapest board today, the same repair again in three years.
  • No mention of finding-more-rot pricing. Good proposals state in advance how additional damage gets priced if opening a section reveals it.
