Always. Every estimate we give is written and detailed, scope of work, materials, labor, timeline, and price. We don't do verbal quotes. You'll have the proposal in hand within 48 hours of our on-site visit, and there's no obligation to proceed.
Yes. We are a licensed NJ Home Improvement Contractor and carry full general liability insurance and workers' compensation. We're happy to provide proof of insurance before any job begins, just ask.
We cover a wide area across New Jersey, but we also serve Passaic, Essex, and Morris County. Call us to confirm your specific town, our schedule rotates by area and we want to make sure we can give you a prompt start date.
Nothing special. Just make sure we can access the areas you want painted. If you have ideas about colors or finishes, have those handy, but it's not required at the estimate stage. We'll ask the right questions and take notes during the walkthrough.
Pricing & Estimates
Every job is different, which is why we don't publish flat rates or square-footage formulas. The cost depends on the number of rooms, ceiling height, surface condition, the finish level you want, and the materials required. We are fairly priced and competitive. The only accurate number is the one we put in writing after walking your space. Call or fill out the form and we'll set up a free on-site estimate, no obligation.
Yes, we typically require a deposit to hold your start date on the schedule. The deposit amount and payment terms are outlined in your written proposal. The balance is due upon completion of the job after the final walkthrough.
Completely free, completely no obligation. We come out, walk the project, and give you a written proposal. You read it, compare it with whatever else you're getting, and decide. We don't follow up aggressively and we don't pressure anyone.
We supply everything. Paint, primer, caulk, fillers, drop cloths, tape all materials are included in your proposal. We use Benjamin Moore and Sherwin-Williams products and will specify the exact line and sheen in writing. You don't need to buy or supply anything; we handle it all from start to finish.
During the Job
We move and protect furniture as part of the job, it's included in your estimate. We cover all furniture with drop cloths and move pieces as needed to access the walls. For large or very heavy items, it helps to clear the center of the room in advance, but it's not required.
Honest answer: it depends on the project. Every home is different, and things like surface condition, the number of repairs needed, drying time between coats, and weather (for exteriors) all affect the schedule. That said, here are realistic general estimates for each service we offer:
Single Room Interior
2–3 days
One bedroom or bathroom with standard 8-ft ceilings, minimal prep needed. Two coats, walls only. Trim adds a half day.
Full Floor Interior (3–5 rooms)
4–7 days
Living room, dining room, hallway, and one or two bedrooms including trim and ceilings. More rooms or high ceilings push toward the longer end.
Whole House Interior
7–14 days
Full interior including all rooms, stairwells, hallways, trim, and doors. Homes with significant drywall repair, multiple stories, or detailed trim work can run longer.
Exterior Standard Colonial or Cape
5–8 days
Includes pressure washing, scraping, caulking, priming, and two finish coats. Weather is the wild card on every exterior job. We don't paint in rain or below 50°F and we'll communicate any weather delays clearly.
Exterior Large Home or Complex Siding
8–15 days
Larger square footage, heavy scraping on older homes, or siding types that need more prep (cedar shingles, stucco, older wood) can extend the timeline considerably.
Cabinet Painting Kitchen
3–5 days
Disassembly and prep on day one, primer coats day two, finish coats days three and four, cure time and reinstall on day five. The kitchen is not fully usable during this window but we keep it livable.
Drywall Repair Patches
2–3 days
Small to medium patches including compound, sanding, and prime coat. If painting follows, add the interior painting timeline above.
Full Sheetrock Installation
5–14 days
Depends heavily on square footage and number of rooms. Hanging, taping, mudding, and sanding all require drying time between coats. A single room might be 3 days. A full basement or addition can run a week to ten days before it's paint-ready.
Wallpaper Removal
2–4 days per room
Old paper, multiple layers, or damaged drywall underneath can significantly extend this. We assess during the estimate and flag anything that might add time.
Deck or Fence Painting
3–6 days
Power washing on day one, dry time, then stain or paint application. Weather, deck size, and condition all affect the schedule. We won't coat a deck that's still wet from rain, ever.
Carpentry Trim, Chair Rail, Wainscoting
2–4 days
Depends on linear footage and complexity. Chair rail in one room is usually a day. Full wainscoting on multiple rooms takes longer. We include caulk, nail fill, and prime before handoff to paint.
These are general estimates, not guarantees. Your written proposal will include a specific timeline for your project based on what we see on-site. If anything changes once we start, we tell you immediately, not at the end.
Not necessarily. Many of our clients go to work and leave us a key. We'll discuss your preference when scheduling. At the end of each day, we clean up the work area and leave everything tidy so you can live in the space as normal.
For interiors: we fill nail holes and minor imperfections, sand rough surfaces, tape off trim and ceilings, and prime bare spots or stain-prone areas before any finish coat goes on. For exteriors: we pressure wash the siding, scrape any loose or peeling paint, sand and feather edges, caulk all gaps around windows and trim, and prime bare wood before painting. This prep is what makes paint last.
After the Job
Every single job. Before we pack up on the final day, we walk through the entire project with you, every room, every surface. If you spot anything that needs a touch-up, we do it on the spot. We don't consider a job done until you're satisfied.
Call or text us right away. Every job is backed by our 2-year workmanship warranty, and we take comebacks seriously. If something isn't right, peeling, bubbling, or any defect related to how we applied the paint, we will schedule a return visit promptly and fix it at no charge. We don't leave you waiting weeks to hear back. This warranty covers labor and application; it doesn't cover normal wear, damage, or color changes you decide you don't like. You'll receive the warranty in writing at the end of the job so you have it on hand if you ever need it.
Most interior paints are dry to the touch within 1–2 hours and recoatable in 4 hours. You can typically use the room the same evening. Full cure (hard dry) takes 2–4 weeks, we recommend being gentle with the walls during that period. We'll tell you exactly what to expect based on the product we used.
We back every job with a 2-year workmanship warranty, provided in writing at job completion. It covers defects in application: peeling, bubbling, or cracking caused by how we applied the paint. It does not cover normal wear and tear, damage caused by water intrusion or structural movement, or issues with paint you supplied yourself. If a covered issue comes up, contact us and we will get back to you quickly and schedule a return visit in a timely manner. We don't let warranty calls sit, taking care of our customers after the job is what keeps people calling us back.
Materials & Products
We primarily use Benjamin Moore and Sherwin-Williams, specifically their premium interior and exterior lines. We've tested a lot of products over 26 years and these perform the best in NJ's climate. We'll spec the exact product and sheen in your written estimate.
In most cases, yes, with a caveat. We're confident in the products we spec because we know exactly how they perform. If you supply paint, we won't be able to warrant the same results, and our labor warranty may not apply to product-related issues. We're happy to discuss this during the estimate.
Yes. We are an EPA Lead-Safe Certified Firm, which means we follow the EPA's Renovation, Repair, and Painting (RRP) rule on jobs that may disturb lead-based paint, typically homes built before 1978. If your home falls in this category, we'll discuss the protocol with you upfront.
For most living areas, satin is our standard recommendation. It has a smooth, soft sheen that's durable, easy to clean, and holds up well to everyday wear. Flat is ideal for ceilings and low-traffic areas. Semi-gloss is best for trim, doors, and wet areas like bathrooms and kitchens. We'll walk through every surface during the estimate and give you our recommendation based on the room, traffic, and your preferences.
